I'm a real estate developer and founder of Poplar Creek Tiny Home Village in North Carolina. Before this, I spent years as a Senior Vice President in corporate banking. I left that career to build something of my own — and to prove that small-scale land development is one of the strongest wealth-building vehicles available to women who are willing to learn it properly.
In December 2023, I closed on my first piece of developable land. Seven months later, Poplar Creek opened. Within six months of opening — using only organic social media — all 10 lots in Phase 1 were leased. Poplar Creek now carries a seven-figure valuation and generates six figures annually in passive income. Phase 2 is underway: 20 more lots on the same plot.
I didn't have a construction background. I sat in county meetings. I hired the wrong contractor. I figured it out — and I documented every step so you don't have to start from scratch.

Do I need to already have land?
No. But you should be actively searching or planning to acquire within the next 12–18 months. This program teaches you how to evaluate and purchase the right parcel — not how to casually explore the idea. It’s designed for women preparing to execute.
Is this program open to men?

Do I need construction or development experience?
No. The program is built for capable women who are new to development but ready to learn the process properly. You’ll learn how to hire and manage the right team, ask informed questions, and navigate each phase with structure — even without a construction background.
What if I’m only building one tiny home for myself?
Yes, this program applies to you. Whether you’re building one home or a full community, zoning, utilities, approvals, and site preparation follow the same process. The scale changes. The discipline does not.
What if I can’t make a live call?
All calls are recorded and available inside the platform. That said, the live sessions are where real-time strategy happens — project review, decision-making, and feedback. If your schedule allows, attending live will significantly increase your return on this program.
How much capital do I realistically need to start?
Every project is different. Some aspects of development can be financed depending on your credit, structure, and access to capital — and we cover those options inside the program.
Most projects do require some upfront pre-development expenses before traditional financing is available. This can include due diligence, surveys, light engineering, and application fees.
You don’t need full project capital in cash to enroll. You do need a clear understanding of your financial position and a plan to move responsibly.
